Selling your home in the shortest amount of time for the best possible price is always the goal.  There are some proven strategies that can help you accomplish this in the Rochester, MN Real Estate Market.

  1. Price your home to sell.  This the most important step to selling your home quickly and for the best possible price for you, the seller.  Pricing your home very competitively with homes in your area that have similar Gross Living Area (GLA), Beds, Baths, Lot Size, Location, Condition, and Garage Stalls are your key parameters that you should be comparing your home to others with.  An overpriced home will get few showings and no signs of any offers in the initial days the home hits the market. 
  2. Since 92% of all buyers use the Internet and sites like Realtor.com to search for homes, choose an agent that has good computer technical skills and a powerful camera lens.  The better the photos of your home and the more sites you are on, the better exposure should result in more showing requests. 
  3. Curb appeal and staging.  You never get a second chance to make a first impression.  A home with awesome curb appeal outside and that is very clean and free of clutter on the inside will go a long ways toward getting the home sold provided your price is right.  The number one cause for homes not sell once the buyer is in the door is:  ODOR.  Make sure your home is free of pet and other odors before each and every showing.  Really pay attention to the showing feedback you receive from the showings and be proactive in addressing any concerns of previous potential buyers right away.
