Working with a licensed Realtor® to help you purchase a home offers many advantages.  The biggest advantage to you, the soon to be future home buyer is that the work your Agent does for you should be paid by the Seller.  The first question you should ask your Agent is:  "Do you charge a Broker or Buyer Administrative Fee for helping me in this transaction"?  Many will tell you that they do and the fees run between $199 and $699.  At Century 21 Alpha Realty here in Rochester, MN, we don't charge the Broker Admin fees to the buyer to help them purchase.  The commission the seller pays the Broker in the transaction covers all fees.  We are simply not going to junk fee you to death. 

Another important question to ask your Agent when they assist you with purchasing a home is how they will find homes of interest to you for showings.  A good agent will really listen to your needs and wants and look on the MLS for homes that might be a match.  The agent should send you links to the property and you should be able to review all details of the property right from your computer or smart phone.  Sadly, what many agents will do will be to show you homes that they want you to buy, not want you are interested in.  This can result in wasted time and much frustration.
